When you’re buying a printer, get one that automatically prints on both sides of the paper.

Minding the store
  • Ideally, all your spaces rent for the going rate. Space Control’s Non-Standard Rent report shows you who is paying less. If you’re only getting $90 for a space that new occupants would pay $100 for, it’s time to raise the rent.

  • You’d think it would be good to be 100% occupied. But that means you have no spaces to rent to new customers. So, it’s time to do a rent raise. If that causes somebody to move out, then you’ve got a space to rent to the next person who comes in the door.

Consider your customers

Would your customers like to go to your web page to pay their rent? Space Control has an Online Payment option that will display your customer’s balance and let him/her make a credit card payment online.

Marketing
  • Direct mail is usually not worth it in self-storage. If they don’t need storage, nothing you say will make them purchase.

  • You need to know which of your marketing campaigns is bringing in new customers. Ask each new renter how they found you. Then Space Control’s marketing reports will show you how your marketing campaigns are doing.

Compliance

Any time you change the rent, you need to be aware how much advance notice is required. Some states have laws governing this procedure. Just set the Business Rule in NX.gen for the number of days advance notice is required, and your rent raises will always be in compliance.

Sell boxes, tape, etc. Get another Yellow Pages listing under "Moving Supplies".
